AD75: a 75 square metre family room and two bedroom addition design

AD75 is a single storey rear wing of 6.0 by 12.5 metres that adds a family room, two bedrooms and a bathroom in one planned addition. It is the design in the range for the house that needs more than one thing.

What is in the design

The addition is 75 square metres with roughly 66 square metres internal. The family room is 5.5 by 3.8 metres with a 2.1 metre sliding door to the yard. Bedroom A is 4.4 by 3.2 metres with a robe; bedroom B is 5.5 by 2.85 metres, also with a robe. The bathroom is 4.4 by 2.1 metres with a 900 by 2100 walk-in shower, WC and 1200 vanity, and a 1.0 metre hall runs the wing.

What makes the plan work is that the bedrooms sit together down one side of the wing, with the family room and bathroom alongside, so the wing can serve older children or visiting family without the whole house rearranging around them.

The connection to the existing house is the standard one in this collection: a new 1800 cased opening through the existing rear wall, lintel designed by an engineer.

This design suits the house that has run out of bedrooms and living space at the same time, which is the most common reason people come to us.

Drawn for a level site with clear access, not bushfire-prone, standard wind (N2) and soil (Class M). Site works, services connections, planning and permits are assessed for each site.

Concept design. Site-specific drawings, engineering, an energy rating and a building permit are required before construction.
