Home extensions in Bendigo

Matching the existing house
Bendigo has a lot of cream brick from the sixties and seventies and a lot of weatherboard either side of that. Matching either takes sourcing and patience. Brick in particular is rarely a perfect match, so the detail that matters is how the join is handled - a deliberate change of material reads far better than a near-miss. Roof lines are the other giveaway. If the pitch of the addition does not follow the original, it will look like an addition for as long as the house stands.
The part most people do not think about
An extension opens up the existing house, which is the one chance you get to fix insulation, wiring and drainage cheaply. On a Bendigo house that usually means insulating walls that never had any, upgrading a switchboard that predates the RCD, and sorting out stormwater that has been running into the wrong place for thirty years. Doing it then costs a fraction of doing it later.
Permits and process
Most extensions need a building permit and some need a planning permit through the City of Greater Bendigo. We work out which before pricing, because it is the single biggest thing that moves a start date.
