What we find behind the walls in Bendigo housing stock
The house tells you a lot about the work before a wall is opened. Around Quarry Hill and Golden Square, Californian bungalows often bring old wiring, little or no insulation and tired stumps into the scope. Through Strathdale and Kennington, brick veneer homes can have the same hidden gaps, even when the outside still looks solid.
Newer estates at Junortoun and Huntly have their own version of the problem. A house can be relatively young and still have wet-area sheeting that predates current standards, poor service access or no useful insulation where you need it most. We allow for those conditions early, so the scope is based on the building in front of us rather than an optimistic assumption.
